What Land Trek Will Do For Owners:
We will ensure that your property is consistently occupied with qualified tenants through extensive screening of all applicants to verify adequate income, credit worthiness, freedom from unlawful activities or convictions, and to confirm lease performance at past rental references.
We will keep your vacancies to a minimum, coordinate all maintenance projects, verify the integrity of the work performed, and negotiate the most competitive price, obtaining multiple bids when appropriate.
We will collect rents in a timely manner, serve late notices, or other notices to perform, as required, and follow up with Unlawful Detainer procedures (evictions) and court appearances, as needed. We will provide you with monthly and year-end financial statements, periodically schedule interior maintenance and safety assessments, and provide you with written reports regarding the condition of your property.
We will evaluate the rental market to determine if your property is due for a rent increase and serve the tenants accordingly. Yet, we will suggest when we feel rents should remain stable due to the current market or for a long-term tenant, rather than risk a vacancy and turn-over, refurbishing and advertising costs. These suggestions will be discussed with you near the end of current leases or periodically when tenants are on a monthly agreement. Rates can be as low as 8% per month, but never higher than 10%. Discounts are available for multiple-units in one location, held by one owner/group. Rates are based on gross income/rents. The higher income properties warrant a lower fee (within above range). Notices - When a good tenant goes bad, do you know how to serve notices for non-payment?
