We provide all of the services that the average property management company does. However, we also provide our clients with the extra service and attention that is not quite as common in the real estate management industry. We want to make sure the building, strip mall or office works for you, that thetenants are happy and pay their rent on time, and that the maintenance needed is done prudently, in a cost effective manner.
We are available to handle tenant problems and maintenance situations of any kind, 24 hours a day. We will establish a strong working relationship with prospective tenants as they become occupants of your property. We will respond quickly to any situations needing attention.
In this very competitive market for commercial tenants, the relationship established between the tenant and property manager is instrumental in continuing the tenacy. Also, our rapport with tenants has often saved our clients vacancies and additional leasing fees.
We manage approximately 600,000 square feet of commercial space, including buildings as small as 2,000 square feet and as large as 100,000 square feet.
- We will handle all tenant relations and maintenance schedules.
- We will pay all bills. The vendors are paid monthly for the work done that month. We pay on a 30-day cycle, not 60 or 90. As a result, we are able to obtain better prices and quality service for you.
- We close the books between the 26th and 28th of each month. You can expect a detailed financial report by the 3rd of the following month. This report provides an Income Statement, Income Register, Expense Register, Tenant Detail, Vacancy Report, and at your request, we will prepare and execute all lease renewals and lease assignments. We will also lease your property for you or work with the broker of your choice to fill vacancies.
